Drywall Fire Separation Systems
Ontario Fire Code Fire Separation Repair & Deficiency Correction Across Toronto & the GTA
Tesla Fire Systems specializes in correcting fire safety deficiencies and Ontario Fire Code violations for commercial, industrial, residential and multi-residential properties. Our work includes the repair, restoration and retrofit of fire separation walls and ceilings where existing construction has been damaged, altered or compromised.
Fire separations are designed to slow the movement of fire and smoke from one area of a building to another. They help compartmentalize a building, protect escape routes and limit the spread of fire through walls, ceilings, corridors, service spaces and other areas of the property.
Ontario Fire Code & Fire Separations
The Ontario Fire Code requires damaged fire separations to be repaired when the damage affects the integrity of their fire-resistance rating.
This applies to fire separations between major occupancies and to fire separations between rooms, corridors, shafts and other spaces. The objective of the repair is to restore and maintain the integrity of the required fire separation.
This means that damaged drywall, openings, gaps and penetrations cannot simply be ignored where they compromise the required fire-resistance performance of the wall or ceiling assembly.
Why Do We Use Type-X Fire Rated Drywall?
Type-X drywall is commonly used as part of fire-resistance-rated wall and ceiling assemblies. When an existing fire separation must be repaired or upgraded, Type-X drywall may be used where it forms part of the required fire-rated construction. The drywall panel alone does not create the fire rating. The complete wall or ceiling assembly must be properly restored.
1. Improved Fire Resistance
Type-X gypsum board is commonly manufactured as a 5/8-inch fire-resistant gypsum panel with a reinforced gypsum core designed to remain intact longer under fire exposure than standard drywall.
2. Used in Fire-Rated Construction
Type-X drywall is commonly incorporated into fire-resistance-rated wall and ceiling assemblies used to separate dwelling units, corridors, service rooms and other protected spaces.
3. Helps Restore Fire Separation Integrity
Where an existing fire separation has been damaged, appropriate drywall repair can form part of the work required to restore the integrity of the wall or ceiling.
4. Suitable for Retrofit Work
Type-X drywall can be incorporated into fire separation retrofit work where existing walls or ceilings require repair, rebuilding or upgrading.
Type-X Fire Rated Drywall
Type-X drywall is commonly a 5/8-inch (15.9 mm) fire-resistant gypsum board. Its specially formulated gypsum core provides improved fire resistance compared with ordinary drywall.
Type-X drywall is installed as a component of a complete fire separation assembly. Depending on the existing construction and required fire-resistance rating, the work may involve framing, gypsum board, joints, fastening, repairs and appropriate protection of penetrations.
Fire Separation & Life Safety
Fire separation walls and ceilings are intended to maintain compartmentation within a building. The separation must maintain the integrity necessary for its required fire-resistance performance.
Where an existing fire separation has been damaged by construction, renovations, electrical work, plumbing or mechanical work, repair may be required to restore the integrity of the fire separation.
Openings & Penetrations in Fire Separation Walls and Ceilings
Holes, gaps and service penetrations can affect the integrity of an existing fire separation. Where an opening or penetration compromises the required fire-resistance performance, the affected fire separation must be properly repaired or protected.
Depending on the particular assembly and penetration, the repair may require suitable firestopping, closure or another approved method of protection.
- Electrical wire and cable penetrations
- Plumbing penetrations through walls, ceilings or floors
- Mechanical and HVAC penetrations
- Gaps around building services
- Openings created during renovations
- Damaged or incomplete fire-rated drywall assemblies
Simply covering a damaged area is not sufficient. The repair must restore the integrity of the fire separation appropriate to that wall or ceiling assembly.

Ontario Fire Code Fire Separation Retrofits
Older Toronto homes, apartment buildings and commercial properties may have fire separations that have been damaged or altered through years of renovations and building service work.
Electrical, plumbing, HVAC and renovation work can leave holes, gaps, damaged drywall and incomplete sections in existing fire separation walls and ceilings.
Under the Ontario Fire Code, where this damage affects the integrity of the fire-resistance rating, the damaged fire separation must be repaired so that its integrity is maintained.
